The Director will assist in the development of new conversion hotels in the Marriott portfolio of brands, focused principally on Autograph and AC by Marriott.
The Director will have three primary responsibilities: (1) identifying conversion candidates to Marriott’s brand portfolio in primary European markets, (2) developing “sales strategies” to approach independent hotel owners identified in primary European markets, (3) approaching such owners for execution of the conversion strategy and (4) assisting the European Development team in the pursuit of such conversion opportunities and the coordination of a multidisciplinary team involved in the review, approval and finalization of contracts for new conversion hotels. SCOPE / BUSINESS CONTEXT
The addition of new hotels is one of the principal drivers of Marriott’s earnings growth strategy and an important element in maintaining and advancing the quality and brand equity of Marriott’s Lodging System. The company’s unit growth strategy focuses primarily on execution of management contracts and licensing of our hotel brands to third party owner-operators under franchise agreements. The Director of Development (Conversions) for the Europe Division will perform a critical role by assisting the Europe Region Chief Development Officer and his development team with a variety of tasks and projects designed to enhance new unit growth in Europe, including, identifying opportunities for new conversion hotels, assisting with the deal negotiation process, and building win-win relationships with new and existing hotel owners and franchisees.

Skills and Knowledge
- 3-5 years of business experience with two or more years of real estate development, financial or hotel industry experience
Excellent inter-personal skills and capability of both building lasting relationships and “selling” Marriott’s brands to third-parties.
- Strong communication skills (verbal, listening, writing)
Demonstrated ability to effectively understand hotel transactions; handle multiple projects on short timetables; and, manage staff resources efficiently.
Enthusiastic, energetic, proactive outlook and approach to professional life is essential.
An ability to work in a team environment with a small, but diverse team is critical.
Mature, professional demeanor, capable of expressing confident, independent judgment.

Education or Certification

The following are specific responsibilities and contributions critical to the successful performance of the position:
§ Assist CDO and Development team with a strategic plan for the conversion of independent hotels to Marriott family brands in the primary markets of Europe. This will include the preparation of the strategy and the identification of the conversion candidates in key markets.
§ Assist CDO and Development team in the identification and the pursuit of new potential multi-unit conversion partners for Marriott projects, establishing contact and building relationships with identified target groups.
§ Identification, analysis and execution of division-wide “sales strategy” initiatives for conversion to Marriott brand, including the discussion and development of such plan with both the European Development team and the European Executive Team.
§ To the extent necessary and appropriate, assist in the development of a focused conversion strategy tailored for Europe’s specific sub-regions.
§ Upon the identification of promising conversion opportunities, work with the respective European Development team member for the closing of such transaction, including potential presentations to owners, capital providers, preparation of European HDC documentation and valuations, and assisting with presentation of projects for approval by the appropriate Marriott committees.
§ Share leads for other Marriott brand or product opportunities with appropriate personnel.
§ Performs other duties as appropriate related to enhancing Marriott’s growth in Europe.

Working hours as required to do your job but normally not less than 39 hours per week.
